Appalachian's investment criteria include:
- Requirement for net gain in conservation results in
each
project, either through in-fill development, open space conservation in
partnership with non-profits and government conservation agencies, and
"smart growth" development of green space.
- Maximum short-term returns are less important
than long-term
gains (five years or longer) and attaining key conservation and
sustainability goals.
- Sustainability is a core goal of each project,
meaning that
each project is used to make a statement on or demonstrate an aspect of
sustainable use of natural resources, such as energy efficiency,
alternative energy development, wise use of limited land resources,
sustainable management of existing natural resources such as timber and
natural gas, improving a downtown community, etc..
- All of Appalachian's investments are profit-driven and competitive with comparable real estate sectors. Depending upon the current and trending status of related natural resource markets, returns can typically run at 30% over 9 to 18 months.
